Do I need to be in Spain to start the process?

No. We work with non-resident clients every day. We can start with NIE processing, bank account opening and property pre-search entirely remotely. You typically only need to come to Spain for property viewings and the notary signing — and even some signings can be handled via power of attorney.

Can I buy property in Spain as a non-EU citizen?

Yes. There are no restrictions on non-EU citizens buying property in Spain. The process requires obtaining an NIE (Foreigner Identification Number) and complying with local taxation, which we handle for you end-to-end.

How long does a typical property purchase take?

From engagement to keys, the typical process takes between 8 and 14 weeks for a standard purchase. Complex cases — historic buildings, off-market negotiations, or financing through Spanish banks as a non-resident — may extend this timeline. We keep you fully informed at every step.

Can foreigners get a mortgage in Spain?

Yes. Most major Spanish banks lend to non-resident foreigners, typically at 60–70% loan-to-value (LTV) for non-residents. We work with Banco Sabadell, Santander, UCI, CaixaBank and Bankinter, helping you prepare the documentation and present your profile in the way each bank expects.

Note: all final mortgage agreements are signed directly between you and the bank.

What costs should I expect on top of the property price?

Standard purchase costs in Spain typically add 10–13% on top of the property price, including transfer tax (ITP for resale or VAT for new-build), notary, land registry, legal due diligence, and our service fee. We provide a transparent cost breakdown for every operation before engagement.

How is your fee structured?

Our fee is transparent, agreed in advance, and structured so our incentives are 100% aligned with yours. We never charge sellers, developers or agencies — only the buyer. The exact fee depends on the scope of services and value of the operation, and is clearly defined in our engagement agreement before we start working together.

Who can participate in your Joint Venture investments?

Joint Venture opportunities are offered exclusively to qualified partners on a private, selective basis. Each opportunity is structured individually, with clearly defined investment terms, governance, target returns and exit strategy.
